Hyderabad emerges as affordable housing investments

The real estate market of Hyderabad is the most price conscious when compared to other major metro cities in India. The city has properties for mid and affordable segments that account for almost 85 percent of the active listings in the market.

According to a real estate portal report, the premium and luxury segments in Hyderabad account for about 15 percent share of the market. These segments fall in the price bracket of 4,000 to 6,500 per sq ft and the most available property type in this category is 4-BHK unit.However, this category is witnessing some movement now as villa projects are attracting buyers. However villa projects within gated communities are gaining buyer interest due to the social infrastructure and security. As per a real estate portal data, over 4000 villas are listed and 190 plus new projects are under construction in Hyderabad.

 The city has properties for mid and affordable segments that account for almost 85 percent of the active listings in the market. In fact, Hyderabad is a cheaper and a reasonable market for both investors and buyers. The capital values are also flat and incentives provided by developers during the festive season have helped to gain some traction in the market. At present, areas such as Madhapur, Gachibowli, Miyapur, Narsingi and Bachupally are witnessing a rise in the sale of villas.

 In Madhapur, the price range of 4BHK villas is 2-4 crore and above, while the size range is 3500-5000 sq ft. You can also find ready-to-move-in properties here. In Gachibowli, near Hitec City, the size range for 4BHK units is the same as in Madhapur, but the price range is wider at 1-5 crore and above. Although, Miyapur is popular for affordable housing, there is growth in the sale of villas. The most available property in this category is 3-4BHK units. The price range is between 50-90 lakh for 3BHK units and 1 crore and above for 4BHK units. In Narsingi, 3-4BHK villas are in demand and the price range is between 1-2 crore for 3BHK units and 2-3 crore for 4BHK units.

The size range for this category is between 2500-3000 sq ft for 3BHK units and 3500-5000 sq ft for 4BHK units. In fact,Bachupally is a little expensive as far as villas are concerned. Here land is cheap so the price range for 3BHK units is between 55-70 lakh (2200-2500 sq ft) and for 4BHK units it is 1 crore and above (3000-4500 sq ft). It is observed that the premium and luxury category properties are gaining in sales in recent times. Developers in Hyderabad are focusing on meeting the growing demand of the market.
